Legionnaires disease

Legionnaires’ disease is a pneumonia-like illness caused by Legionella bacteria and can be fatal if inhaled. The bacteria can be found in a property’s water systems.

Although the risks are generally very low in residential properties, it is responsibility, as landlords, to undertake a risk assessment to control the exposure to you, our tenants, and to prevent the spread of the Legionella bacteria. We will do this every two years, and the survey will be conducted by a suitably qualified professional.

All reports will be shared with you, and all recommendations for the landlord will be acted on as a matter of urgency. We ask that any recommendations made to you, our tenants, be acted on in the same way.

Signs to look out for

  • Cold water running warm
  • Water that is discoloured or contains debris
  • A malfunctioning boiler or hot water system

What can you do?

To help minimise the exposure to Legionella, you can carry out a number of simple taskssuch as cleaning the shower heads regularly and flushing through any shower or tap that has not been used for at least a week.

What we will do

We will ensure that all cold water feeds are maintained at 20 degrees. We will ensure all water tanks are covered and we will remove any pipework that is no longer used.
