Damp and Mould in the home

What we will do..

St Michael Housing will work with you to help avoid damp and mould in your property.Please notify the Society of any issues, at your earliest convenience.

We will always treat you with respect and empathy, we understand that damp and mouldproblems in your home can cause distress.

If you have a damp or mould issue and you report it to us, we will appoint a named employee to deal with the issue.All employees have sufficient knowledge and can identify and report early stages of damp and mould.

We will appoint independent and suitably qualified engineers where necessary cases and outcomes of the visits will be shared with you. All recommendations will be acted on in a timely manner.

Where extensive works are to be required, we will always consider individual circumstances of the household and whether it is or not appropriate to move you out of your home at an early stage.

What you can do..

Damp and mould happens in most houses in the winter. There are things that you, the tenant can do, to avoid damp and mould becoming a problem.

If you see spotty mould patches, this is a sign of condensation and high levels of humidity. Condensation occurs when a property is less well heated or ventilated.

The aim is to decrease the humidity levels and reduce the condensation in houses. This will help stop the mould patches increasing.

You can do this by:

  • Maintain the house at an ambient temperature of 16-20 degrees centigrade. This should be achieved by consistent heating of the property – during the winter. This will limit the cooling down of the external walls and in turn aid with the reduction of condensation.
  • Use hygrometers within the home to ensure humidity does not exceed 60%. Increase ventilation by opening windows or use a dehumidifier when the humidity exceeds the 60% figure.
  • Use the bathroom and kitchen extractor fans to ensure a consistent flow of ventilation.
  • Clean off the mould spotting using a watered-down bleach solution. This will need to be done daily.
